What is included in turnkey delivery?

NewlinesADU coordinates the property-specific work from early feasibility through completion: permits, professional coordination, site preparation, foundations, services, installation and finishing. Your project proposal defines the final inclusions, exclusions and allowances.

Can either model be an ADU on my property?

That depends on the property and local requirements, including permitted use, setbacks, height, access and services. Start with a free lot assessment so we can review how HAVN or NOKIBA may fit before you commit to a design.

Are these certified Passive House homes?

The building system can support Step Code 5 performance and may be developed toward Passive House certification, depending on the project. Certification is project-specific and requires the appropriate design, energy modelling and verification. It is not automatically included.

How long does a project take?

Prefabrication allows work in the Pemberton shop to progress alongside foundations and other site work, shortening the on-site construction phase. The overall timeline depends on permitting, site conditions, design decisions and production availability. We establish a realistic schedule for your property.

Can I change the finishes or design?

We can discuss selected changes, including finishes and project-specific requirements. Changes may affect cost, energy performance, engineering and the production schedule. Renderings show an illustrative direction; your final specifications are confirmed for your project.

Where do you build?

NewlinesADU is based in Squamish and serves the Sea-to-Sky and North Shore. Projects elsewhere in British Columbia can be considered depending on location, access, scope and local requirements.

Why is the budget a starting point?

The same home can cost differently on two properties. Slope, ground conditions, crane access, utility connections, municipal fees and finish choices all affect the final budget. We review these early and define the scope before moving ahead.
